General Booking Policies.

Reservations require payment of the room charges (excluding tax and county lodging fees) at time of booking. This amount will be charged to your credit card upon booking the reservation.

Check in hours are from 3PM to 6PM. Please note that we are a small property and usually cannot accommodate check-ins prior to 3PM as we are busy getting ready for your arrival. If you anticipate arriving after 6PM, please let us know so that we may make the necessary arrangements. 

We request that all parties check out  by 11AM. When checking out, please remember to either leave your key in the room or return it to a staff member. Unreturned keys will incur a replacement charge for the key and keychain of $25.

Reservations made with a gift card still require a credit card to be put on file for incidentals.

Most rooms at The Mountain Top Lodge are double occupancy. There are a limited number of rooms that may allow for additional guests. Please inquire at info@themountaintoplodge.com regarding your specific needs.

There is no smoking anywhere on the property. A $200 fee will be charged if any evidence of smoking in rooms, decks or porches is found.

cancellation policy.

(EXCLUSIVE OF GROUP BOOKINGS). Please note our cancellation policy.

If you cancel more than 30 days prior to your reservation, we are happy to provide you with a refund less a $25 administrative fee.

If you cancel more than 14 days prior to your reservation, we will issue a refund less a 25% (percent) cancellation fee per room per night.

If you cancel within 14 days or less of your reservation, we cannot provide a refund or credit.

We do not provide refunds for no call/no shows.

private events & group bookings.

While we normally operate as a Bed and Breakfast, The Mountain Top Lodge is happy to accommodate group bookings of any size, along with full property buyouts. Please contact us directly for pricing and availability and to plan your event.

At the time of booking, a 50% deposit and a non-refundable surcharge, payable by credit card, is required to secure the block of rooms. The balance of the booking is due 30 days before the event start date exclusive of tax and county lodging fees which is due on the day of the event.

The Host will be required to provide The Mountain Top Lodge with a rooming list for their guests. No organized gatherings are permitted unless pre-approved and arranged through management. A site fee may be applicable.

cancellationS OF private events & GROUP BOOKINGS.

The Mountain Top Lodge property has a non-refundable surcharge fee of $800 for a block of up to 9 rooms and $2,000 non-refundable surcharge fee for any room block of 9+ rooms. 

Cancellations on blocks/buyouts before 90 days of arrival will receive a full refund of the 50% deposit and rooms will be opened back up to the public. The surcharge is non-refundable.

Group cancellations made within 89-30 days prior to the event will incur a cancellation fee equal to the 50% deposit plus the non-refundable surcharge.

Cancellations made within 30 days of arrival will result in a full charge booking.

special restrictions.

The Mountain Top Lodge strives to maintain peace and quiet for our guests. We welcome families with children over the age of 12. We simply ask that they are well behaved and do not interfere with the comfort and enjoyment of other guests at the lodge. Please consider booking The Breedlove Cabin if you desire more private accommodations.

Though The MTL loves our furry friends, we currently do not have any pet-friendly rooms and pets are not allowed. There will be a $250 cleaning fee added to your final bill for any evidence of pets in your room. Should you happen to meet Hodges Piper and Annie “Poo”, these are the Breedlove family pups. They may be on property from time to time, but are not allowed in the main lodge or any of the guest rooms.

Please limit the number of guests on our property to only those included in your reservation. If you are interested in photo sessions or other gatherings while you are here, please contact the innkeeper to make the necessary arrangements. We value the privacy and security of all of our guests so it is imperative that we adhere to this policy.

Our property is non-smoking.  A $200 fee will be charged if any evidence of smoking in rooms, decks or porches is found.

In addition, candles are prohibited. Battery operated candles are allowed as they do not pose a fire hazard.

We reserve the right to refuse service to anyone. We will ask you to leave without refund if anyone from your reservation is disruptive to other guests or if anyone on your reservation causes damage to the lodge. Any damage to your room or to the lodge will be billed to the credit card on file for your reservation. 

breakfast & wine down hour.

Breakfast is served between 8AM and 10AM in the main dining room. If you prefer to have breakfast delivered to your room, please let the innkeeper know in advance and we will be happy to accommodate your request; additional charges may apply. Please inform our innkeeper of allergies and diet restrictions at least 48 hours prior to your arrival. While we take steps to prevent cross-contact, we are unable to guarantee that a menu item is completely free of allergens. Coffee is available in the hospitality kitchen beginning at 6AM daily.

Wine Down Hour is daily from 5PM to 6PM. Please join us in Poo Hall for wine and refreshments as you settle into the evening hour.

Additional beverages and snacks are also available for purchase through our Honor Bar System.

cleaning services.

We value your privacy at the MTL, therefore, we do not offer a daily cleaning service. If your stay is exceeds 3 nights, we will happily accommodate your request to refresh your room. Extra towels and amenities are of course available by reaching out to the innkeeper. Thank you for your understanding.

community guest areas.

We have multiple community guest areas throughout the property. We encourage you to gather and enjoy our porches, lobby, library and fire pit areas throughout your stay. We do ask that you observe our “quiet hours” from 10PM to 7AM in respect of other guests.

If you would like to enjoy the fire pit area located on the lower level patio, please let the innkeeper know. They will turn them on and off for your use.

Per local health code requirements, the main kitchen is not included in the community guest areas and guests are not permitted to enter or use the kitchen or any of its appliances. Coffee and tea service as well as a microwave are provided in the hospitality kitchen on the main level.

damages & key replacement.

The Mountain Top Lodge prides itself on providing excellent decor and furnishings for your enjoyment. While we understand and expect normal wear and tear, you are responsible if you cause damage to the building or furnishings including furniture, artwork, bedding, linens and towels. Please report damages as they occur so that they may be estimated and replaced quickly. If damages are found after you have checked out, the credit card on file will be charged for such damages.

Also when checking out, please remember to either leave your key in the room or return it to a staff member. Unreturned keys will incur a replacement charge for the key and keychain of $25.

security.

We monitor all community areas, front entries and the parking lot with security cameras. Please note: Firearms are not permitted on the premises.

Permits.

The Mountain Top Lodge operates under the Lumpkin County, Georgia Short-term Rental License. License numbers are 7, 136 and 137.
