Why most offsites don’t work
You know how it goes.
A hotel ballroom with no windows. A coffee urn on a skirted table. Somebody’s slides fighting the hum of the HVAC. Down the hall, a different company is having a different meeting, and their applause comes through the wall at the wrong moment.
At 5:30 you break. And sixteen people scatter - to their rooms, to their inboxes, to a restaurant three of them found on their phones. The part of the offsite you flew everyone in for, the part where people actually talk to each other, never happens.
Not because your team didn’t want to. Because there was nowhere for it to happen.
what exclusive actually means
When you book The Mountain Top Lodge, you book all of it. Fifteen acres, sixteen rooms, four buildings, the restaurant, the kitchen, the pavilion, the garden, the fire pits. There is no other group. There is not lobby full of strangers. For three days the property has one guest list, and it’s yours.
The day doesn’t end at 5:30
The session lets out onto a deck with mountain views and the conversation keeps going - through dinner, to the fire pits, to The Libary Loft at ten at night when the real conversation finally happens. You can’t schedule that. You can only make room for it.
Nobody leaves for dinner
Every meal comes out of one kitchen, made by a team that knows exactly how many of you there are and what each of you can’t eat. No reservations for sixteen. Nobody waiting on a check while the momentum drains out of the room.
The schedule bends to you
Breakfast at 7 or breakfast at 9. Run the session forty-five minutes long because it’s going well. There’s no banquet manager waiting to flip the room.
Nothing about it feels like the office
You’re on a mountain in Georgia wine country, ten minutes from a gold-rush town square. People show up differently here than they do in a hotel off the interstate.
home of legendary retreats
Where leadership retreats already happen
The Mountain Top Lodge is the home base for Legendary Retreats - the corporate and self-leadership programs led by Tommy Breedlove, USA Today and Wall Street Journal bestselling author of Legendary.
Executive teams have been doing their hardest thinking on this property for years. We know what a working retreat actually needs: rooms that convert, meals that land on time, and a team that understands a session running long is a good sign, not a problem.
what a buyout includes
All 16 rooms, one guest each
Nine in the Main Lodge, four suites in The Hillside Lodge, and two standalone cabins. Fireplaces, jacuzzi tubs and private balconies in several. Single occupancy is how we set it — because that’s how your travel policy reads.
Your own culinary team
Breakfast, lunch, dinner and breaks prepared on property by the Wit & Wisdom kitchen. No outside caterers — one point of contact, one standard. Send your dietary restrictions once and you won’t mention it again.
AVAILABLE AS ADD-ONS
All seven gathering spaces
Meeting rooms, breakout spaces, the pavilion, the garden, the deck, the bar, the lawn. All of them, all week, set however you need them.
A dedicated events team
Setup, meal timing, and the thousand small things that otherwise fall to whoever on your team drew the short straw.
Bar and wine service · Facilitated workshops · Dahlonega wine tours · A downtown scavenger hunt built for teams · Executive’s Night bourbon and cigar tasting · Custom corporate gifting through Box+Wood · Lawn Games · Fire pit s’mores
And more. If you don't see it here, ask. Most of what we offer started as somebody's request.
Fifteen private wooded acres
Hiking from the door, three fire pits, lawn games, and no one else on property.
Meeting technology
High-speed internet across the property. Televisions in Wit & Wisdom and The Library Loft, plus a portable screen we set in The Den or The Wine Garden. Apple TV and Chromecast throughout, so nobody hunts for a dongle. And a Meeting Owl 360° camera and microphone for anyone joining remotely.

DAHLONEGA SCAVENGER HUNT
Dahlonega struck gold in 1828 — twenty years before California — and the square still looks the part. Our team writes the hunt and hands it over; you split into groups and go. Everyone comes back with the same afternoon told six different ways. Ten minutes from the property, back in time for dinner. | $247 Total.
EXECUTIVE’S NIGHT
Six bourbons chosen seasonally, poured over two hours out by the fire, with a premium cigar for anyone who wants one. Not a bar tab — a slower, deliberately grown-up hour where the argument from the afternoon session finally gets finished sitting down. | $135 per person.
LEADERSHIP IN A GLASS — with Erika Moore
Erika Moore is a sommelier and the Director of Member Experiences at Legendary.
She walks your team through a guided tasting where every pour opens a leadership conversation. The soil a grape grows in is your culture. The different varietals in the glass are the different working styles around your table. And what makes a wine go bad is what makes a team go bad.
A real tasting and a real workshop at the same time. Your group talks honestly about culture, fit and failure — and nobody opens a laptop.
team experiences that aren’t a trust fall
LAWN GAMES
Cornhole, bocce, horseshoes and giant Jenga on the front lawn. Run a bracket after lunch and let the org chart dissolve for an hour. It does what a scheduled icebreaker is trying to do, without anybody having to name it. | Included.
WINE TOUR
If the group wants off the mountain for an afternoon, there are more than a dozen wineries within an hour. We plan the route, book the tastings and pack lunch to go. Two to five hours. | Priced to the agenda.
Most groups arrive with a plan. Some want a facilitator who isn’t on the payroll and doesn’t report to anyone in the room.
LEGENDARY VISION — with Tommy Breedlove
Tommy Breedlove is the USA Today and Wall Street Journal bestselling author of Legendary, and his Legendary Retreats are based here at the lodge.
Before your group arrives, he talks with your leadership about what the offsite actually has to accomplish, then builds the session around that. The work itself is alignment — taking a team that has been pulling in slightly different directions and getting everyone to agree on where it's going and what matters most on the way.
It's the session to book when the problem isn't the plan. It's that not everyone is running the same one.
Or bring your own. Your consultant or executive coach is welcome. We’ll set the room, feed them, and stay out of the way.
CELLAR QUEST
A guided flight, set up wherever the group already is — by the fire pits, on the deck at sunset, or right at the table you just finished dinner at. Our team pours and walks everyone through each glass. All of the tasting without losing an afternoon to a bus, and nobody has to be the designated driver. | From $27 per person.
CORPORATE GIFTING
Custom branded gifts through our exclusive partnership with Box+Wood — designed around your brand, waiting in their rooms.

What comes back with you
The decisions hold. The person you finally talked to at dinner becomes the person you call instead of sending a careful email. People who'd only met over video have now sat around a fire together, and it changes how they work for the next year. Three days is the occasion. The rest of it is the point.

the questions everyone asks before they book
“Sixteen rooms sounds small.”
It is small. That's the point. A conference hotel can give you a ballroom; it can never give you the building. At sixteen rooms and fifteen acres we're exactly large enough to hold your leadership team and exactly small enough that you can have all of it — with everyone in their own room.
“Is this a wedding venue that also does meetings?”
We host both, and we set up differently for each. The Mountain Top Lodge is also home to Legendary Retreats — executive teams have been working on this property for years.
“How do I justify this to finance?”
Do the comparison honestly. A buyout gives you sixteen private rooms, seven gathering spaces, three meals and two breaks a day at roughly $150–175 per person, a dedicated events team, and fifteen private acres — on one invoice. Then price the alternative: a hotel room block, a meeting room rental, a separate catering contract, an AV vendor, a team-building vendor, and a group dinner reservation that seats you next to strangers. The all-in number is usually closer than people expect, and it's one contract instead of six.
“Do we have to plan it?”
No. Send an agenda and a headcount. That's genuinely the extent of it.
FAQ’s
-
Sixteen, each in their own room. That's the number we build around, because single occupancy is what corporate travel policy assumes. Teams that share can bring up to 32, and The Den seats 48 in session — so local colleagues can drive up and join for the day.
-
Three ways to go bigger, and they stack. Day guests: The Den seats 48, so people within driving distance can join sessions and meals without staying over. Shared rooms: teams that double up can sleep 32 on property. And overflow lodging: we'll block rooms at a partner hotel in downtown Dahlonega, ten minutes away, and run an MTL shuttle to and from the property on your schedule — so your group stays together all day and only splits at bedtime. Tell us your number and we'll build it.

-
Seven gathering spaces. Four you can run a session in — The Den (up to 48), The Wine Garden (up to 36), Wit & Wisdom (up to 20) and The Library Loft (up to 8). And three where the day happens in between: The Welcome Bar, The Deck and The Front Lawn.
-
High-speed internet across the property. Televisions in Wit & Wisdom and The Library Loft, plus a portable screen for The Den or The Wine Garden. Apple TV and Chromecast for wireless screen sharing. IS THIS THE RIGHT FIT?
This works if
- Your team is twelve to sixteen, and everyone needs their own room
- You want the entire property to yourselves
- You'd rather have one invoice than six vendors
- You can come midweek
- You believe the unscheduled hours matter as much as the scheduled ones
This isn't the fit if
- You need a hundred rooms or more
- You need a convention setup with vendor halls
- You need weekend dates in peak season
- You're optimizing for the cheapest option — this isn't it, and we'd rather say so now
BEFORE YOU FILL ANYTHING OUT
WHO YOU’D BE WORKING WITH
I'm Heather Breedlove. I own The Mountain Top Lodge — and I'm also the CFO of Keyston Bros., the largest upholstery supplier in the United States.
Which means I've been on your side of this since 1998. I've sat through the offsites that went nowhere and the two or three that changed a year, and the difference was almost never the agenda. It was whether the place made room for the conversations the agenda couldn't schedule.
That's what this property is built to do. I curated the Legendary Retreats here, and I've spent a long time learning how a room, a table, a fire and the hour after dinner change the way people talk to each other. None of it here is accidental.
Then I built a team to run it — from the first planning call to the last morning — so nobody on your team has to.
